LEED® Certification Consulting
Certifying a building’s sustainability is now a strategic tool for increasing its value, reducing operating costs, and meeting the growing demands for efficiency, quality, and transparency in the real estate sector.
LEED (Leadership in Energy and Environmental Design) certification is one of the leading international standards for sustainable buildings and evaluates a building’s environmental performance in key areas such as energy efficiency, water management, materials, indoor environmental quality, and occupant comfort.
The certification can be applied to both new buildings and renovation projects, and requires an integrated approach that involves design, systems, and construction site management from the very earliest stages.
In this context, working with a LEED® consultant allows you to define an effective strategy, optimize costs and scores, and reduce the risk of non-compliance. Ollum supports clients, designers, and contractors throughout the entire process, from the initial pre-assessment through to the issuance of LEED certification.
The Benefits of LEED Certification
Certifying a building with the LEED protocol has several advantages:
Low-Interest Loans
Some financial institutions offer more favorable terms—such as lower interest rates, green mortgages, or other financial instruments—for projects aimed at achieving LEED certification.
Higher property value
A LEED-certified building is more attractive to investors and tenants and can be sold or leased at higher prices, thanks to the added value of sustainability.
Reduction in Operating Costs
A focus on energy efficiency and water management helps reduce consumption and operating costs throughout the building’s life cycle.
Lower environmental impact
BREEAM certification promotes the efficient management of energy, water, and materials, helping to reduce a building’s overall environmental impact.
Greater well-being for occupants
Air quality, comfort, and safety are central to the LEED standard, promoting healthier and more comfortable environments for those who live and work in these spaces.
Regulatory Compliance Support
LEED helps address many regulatory requirements in advance—such as EPBD IV, Green Public Procurement, and the CPR regulation—thereby facilitating compliance in building projects.
Customized LEED certification consulting for each stakeholder involved
LEED certification involves multiple stakeholders, both during the design phase and the construction phase. Our LEED AP consultants offer:
- LEED support for the client: defining the LEED strategy, selecting the LEED level, drafting the LEED specifications
- LEED support for architecture and engineering firms: technical assistance during the design phase, translating LEED prerequisites and credits into concrete design decisions
- LEED support for construction companies and general contractors: management of credits related to materials, construction waste, environmental plans, and operational support
LEED Consulting for Sustainable Retail
We support stores, showrooms, supermarkets, shopping centers, and retail chains in their efforts to obtain LEED Retail certification, the international standard that evaluates the sustainability of commercial spaces.
Our LEED certification consulting service for retail stores carefully considers the most specific aspects of this program, such as lighting efficiency, refrigeration systems for large-scale retail, the selection of fit-out materials, and the quality of indoor environments, helping to create retail spaces that are more sustainable, efficient, and attractive to clients and investors.
How to Obtain LEED Certification: Requirements and Costs
To obtain LEED environmental certification, you must meet all mandatory prerequisites and earn at least 40 points out of 110 through LEED credits.
The total number of points earned through credits determines the certification level achieved (Certified, Silver, Gold, or Premium).
Support from our LEED AP consultants
The process for obtaining LEED certification for green buildings is highly structured. Ollum offers you technical consulting support at every stage:
1. Preliminary Project Assessment
Analysis of LEED prerequisites and preliminary assessment of the building’s eligibility for certification, including the definition of the most effective LEED strategy based on project objectives, costs, and the achievable certification level.
2. Project Registration
Support for the official registration of the project on the LEED Online / GBC Italia portal, including the handling of administrative procedures and initial requirements.
3. Integrated Design and Energy Modeling
Support for integrated design, building energy modeling, and identification of the LEED credits to pursue, with the goal of maximizing the score while avoiding suboptimal solutions.
4. LEED Specifications and Pre-Certification
Drafting of LEED performance specifications to support the bidding and construction phases, and any request for pre-certification, when required by the applicable LEED program.
5. Construction and Commissioning
Support during the construction phase and verification of system performance through commissioning activities, to ensure the proper implementation of BREEAM requirements during the construction phase.
6. Final Certification
Comprehensive review of the documentation and support throughout the audit process, until BREEAM certification is issued at the achieved level.
LEED Standards and Certification Types
We operate in accordance with the most up-to-date LEED standards, namely LEED v4.1—which is currently used for most projects—and soon LEED v5 as well. We also assist clients with the transition between versions of the standard. We offer support for the main types of certification:
-
LEED BD+C (Building Design and Construction)
For new construction and major renovations (including LEED Retail certification for stores, showrooms, supermarkets, and other commercial spaces). -
LEED O+M (Operations and Maintenance)
For existing buildings already in use, with targeted improvements to environmental performance. -
LEED In Use / Existing Buildings
Pathways designed for operational buildings seeking to improve performance, management, and monitoring.

Frequently Asked Questions
Does Ollum offer support for obtaining both LEED certification and a detailed LCA of the materials used?
Ollum manages both in an integrated manner: it supports companies in their LEED and BREEAM certification processes and develops detailed LCA studies of building materials. This is an effective combination because the LCA of materials is a key factor in building certification protocols—and having a single partner that covers both areas reduces the time and complexity of the process.
